those who would like to do their own thing, the project has 2 further
pieces of land, not close to those described above, but approx 250 km
away, up in the north-west of Bulgaria, on the south bank of the
River Danube, about 8 km west of the town of Lom in the region of
Montana. </span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br />Maps
to follow soon.</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;"><br /><br />Clearly,
so far away from headquarters, an outpost there would only receive
occasional visits from the management.<br /><br />About 15 minutes walk
from each other, the plots are:<br /><br />- 23 dka (2,3 ha / 5,75 acres)
good agricultural land, recently cultivated, currently mainly grass,
with a section, c 3 dka (0,3 ha / 0,75 acre) of young fruit trees:
apricot and peach. The plot slopes gently towards the north so
there are extensive views of the Danube which is less than 200 m
away, and beyond to Romania. <br />You can comfortably walk down to the
river in 10 minutes, and the land between this plot and the river
belongs to the local municipality, so expect no development
there,<br /><br />- 28 dka (2,8 ha / 7 acres) oak forest with walnuts,
less than 100 m from the river, there is one open space in this
of 4 dka (0,4 ha / 1 acre) where you could set up your
camp.<br /><br />Both these plots are between the asphalt road and the
river, so very quiet, and you do not have to cross any roads to
get from one plot to the other, or from either plot to the
river.<br /><br />There are currently no buildings nor any water on these
2 plots.<br />There is a powerful roadside spring a few km away, this
could easily be reached by donkey and cart, or mountain bike and
trailer.<br /><br />Those interested could live in the forest in whatever
type of dwelling they prefer, and work the land close by - walk to
work in 15 minutes and after work go fishing or swimming in the
Danube.<br />It should be easy to make a good living from such a large
plot of fertile land. There will be one condition, though: that any
colony there is called <b>Danubia</b> - partly after the Danube, and partly
after your manager who is Danish.<br /><br />Exchanges or rotations
could be made between base camp and this outpost, so those
interested could live in one environment one season or year, and then
move to the other, and then maybe back again - there are many
possibilities.</span></span></span></span><br />

to those signing up, meaning that the land will NOT be sold, leased,
let or rented to you but will remain the property of the owner, who
already has full and clear legal title to the properties involved in
the project, meaning outright ownership, which in turn means no
loans, mortgages or any other outside financial involvement. This
ensures that the project is and will remain independent and
financially secure as everything has already been fully paid for and
is properly owned as the project starts, so safeguarding everyone
involved: the owner as well as the pioneers.<br />Unlike many other
projects, this one cannot therefore "go bankrupt" should
one or more investors decide to pull out, or due to "bad times",
which the owner fully expects to arrive sooner rather than later -
indeed this is the driving force behind the project.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />2</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
What YOU get out of it:<br />- the opportunity to stop dreaming and
start doing,<br />- the chance to put this lifestyle to the test NOW
rather than perhaps having to wait several years while you try to
save enough money to buy your own patch of land somewhere, and that
patch probably not selected but dictated by low land prices in a
country you might not otherwise have considered.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />3</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
What you need to join:<br />- sufficient funds to feed and clothe
yourself for as long as it takes to become productive, say 6
months,<br />- the courage to try this out and the will to succeed.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />4</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Risks:<br />The only risk to you is that of a broken dream should you
realise after some time that this is not after all what you want to
do - but then look at it this way: much better to try, and find out,
than never try.<br />You will obviously also have to consider loss of
earnings from whatever job you might currently be doing.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />5</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Duration:<br />In principle you could stay as long as you wanted to.
<br />On joining the project you will sign a 1 year agreement (precise
wording to be finalised) to the effect that you will do your best to
make the land productive. <br />In the first year's agreement there will be
a 3 month mutual probation clause. This is to make sure that the land
is actually used and that others, perhaps more eager, are not kept
waiting. Simply put, you cannot just sit on the land year after year,
admiring the scenery whilst reciting holy scripture or inspired
poetry - there is work to be done, YOUR work.<br />Other than the
expiry date itself, no specific termination clause is envisaged in
the agreement, which is renewable for a further year if all goes
well, but in case of serious incompatibility it is clear that the
management stays and you will have to leave...</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />6</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
What the owner gets out of it:<br />- the owner gets some of his land
cultivated at little cost and gets a small share, say 5 maybe 10
percent, of anything you may produce, either directly as produce, or
in cash if you decide to sell your own produce locally,<br />- a few
days per month you will work directly for the owner if required,
these days to be carried forward if not made use of monthly.<br /><br />(Any
similarities with past situations like big landowners having landless
peasants slaving for them may be interesting for the historian but
have no relevance here).</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />7</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Land preparation:<br />Most of the land has not yet, or not recently,
been cultivated, but assistance will be given at no cost to you, for
example for initial preparation of the land, ploughing etc, as
required. </span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />8</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Buildings:<br />The project already owns 3 houses, with a 4th hopefully
coming soon, plus additional outbuildings.<br />Any buildings you are
allocated will become your responsibility in terms of normal
maintenance and minor repairs, the owner pays for the materials and
you carry out the work.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />9</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Electricity:<br />One of the properties is already connected to the
local grid, the other is not.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />10</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Water: <br />Drinking water is either from natural springs or from
municipality supply, and for irrigation is either from wells or from
streams bordering some of the land.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />11</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Taxes:<br />All annual property taxes will be paid by the owner.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />12</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Just to make it clear: the project is NOT about total sustainability,
though that may be an ideal to be aspired to.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;"><br /></span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;"><br /></span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b>13</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
Who is welcome to join:<br />- Muslim Brothers and Sisters, whether
singles, couples or families with children,<br />- non-Muslims who are
genuinely interested in the lifestyle practised.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br /><br />14</b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">.
The project is in Bulgaria so will appeal particularly to citizens of
other EU member states as there will be no problems with
residency rights etc - but the project is open to all
nationalities. <br />Likewise, for Europeans, there will be no serious
climate incompatibilities, as compared with going from Europe to
somewhere in the tropics. <br />Although assistance may be given with
paperwork for non-EU citizens, those bureaucratic matters, and
associated costs, are essentially your own responsibility.<br /><br /></span></span></span></span><span style="color: red; font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b>>>></b></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><span style="font-weight: normal;">

to each other in central Bulgaria totalling approx 150 dka (15 ha /

2 main properties are situated on the outskirts of a small village at
an average altitude of 500 m in the <b>Elena Balkan</b>, which is on the
north slopes of the main Balkan mountain range, here usually referred
to as the <b>Stara Planina</b> (literally: Old Mountains). </span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br />Maps

Elena region is one of the ecologically cleanest in Bulgaria, and the
larger of the properties is surrounded by approx 200 dka (20 ha / 50
acres) of state owned forest, specially designated "green zone"
so no development will take place there - plus of course we have the
free use and enjoyment of that forest without having had to buy
it.<br />The only people you are likely to meet there are local
shepherds with their goats, sheep and cows.<br /><br />Although <b>Elena
</b>town (population: 6,000), 25 km away to the west, is quite touristy,
no sightseers or trekkers are ever likely to come out here - so a
very tranquil and dignified environment. <br />Elena is our local town
where you can get most things, or we go to <b>Veliko Turnovo</b>
(population: 60,000), 75 km to the north-west, which is also where
we have to go for the major bureaucratic matters.<br /><br />The village
itself, like most villages in Bulgaria, is dying, as young people
everywhere are leaving for the cities or go abroad.<br />There used to
be a shop here but it was closed some time ago and the building
is standing empty.<br /><br />Elena is a sub-region of Veliko Turnovo
region and there are 10 percent Muslims in the region as a whole. In
the local villages it is not easy to get a clear picture of who is
Christian and who is Muslim - often people's names are the best
way to find out. <br />Most of the Muslims here are ethnic Turks but of
course Bulgarian citizens.</span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br />

term we hope to get away, to the extent possible, from motor cars,
and use donkey or horse plus cart for local transport, for these
animals can reproduce themselves, they are generally self-repairing, they find their own free bio

those who would like to do their own thing, the project has 2 further
pieces of land, not close to those described above, but approx 250 km
away, up in the north-west of Bulgaria, on the south bank of the
River Danube, about 8 km west of the town of Lom in the region of
Montana. </span></span></span></span><span style="font-family: Verdana, sans-serif; font-size: large;"><span lang="zxx"><span style="font-style: normal;"><b><br />Maps

so far away from headquarters, an outpost there would only receive
occasional visits from the management.<br /><br />About 15 minutes walk
from each other, the plots are:<br /><br />- 23 dka (2,3 ha / 5,75 acres)
good agricultural land, recently cultivated, currently mainly grass,
with a section, c 3 dka (0,3 ha / 0,75 acre) of young fruit trees:
apricot and peach.
